I assessed the existing heating infrastructure to determine the most suitable heat pump system for the property. This involved evaluating the size, layout, and energy efficiency needs. I selected a high-efficiency heat pump model that would provide optimal performance. We were dispatched to address issues with the electrical system and generator, focusing on control voltage components in the HVAC system. Upon arrival, we found that another technician had already resolved the problem earlier in the day. Despite the issue being fixed, we conducted a thorough inspection to ensure everything was functioning correctly. On the initial visit, we identified a failure in the boiler transformer due to a direct short, leading to the absence of hot water. I completed the installation of an underground conduit to a shed, starting by digging a trench from the house's exterior corner to the shed's front corner. I buried 1/2” PVC pipe, backfilled the trench, and installed expansion couplings. I drilled into the shed and ran the PVC to a junction box, pulling in the necessary wires. Inside the shed, I installed a GFCI receptacle, a switch, and a ceiling light. I made all connections, applied power, and verified functionality. Additionally, I replaced the existing fuse panel with a breaker panel, ran new 8-3 Romex wire to a subpanel, installed the panel, and added the required breakers. I labeled the panel, applied power, verified voltage, traced circuits, and ensured all breakers functioned correctly.

Upon arrival, we tested previously performed work and confirmed no leaks from the diverter, showerhead/arm, or tub drain. Splashing water on the tub valve wall revealed leakage below. Further inspection showed the area below the spout was wet, but the spout itself was dry. The entire edge where the tub base meets the backer board was wet. The bottom grout line around the tub base was cracked, allowing water to penetrate. We identified a preventative repair using silicone-based caulking and a more permanent solution involving tile replacement. We attempted to discuss these options with the homeowner but were unable to reach them.

Upon arrival, I inspected the air conditioning system that was not functioning correctly, with the condensate pump running continuously. Initially, I checked the pump in the attic, which was operational but not moving water. Ensuring the condensate tubing was not double-trapped, I found no issues. After emptying the condensate line and refilling the pump, it struggled to move water even a few inches. I replaced the pump and tested its operation, confirming it now worked properly. The root cause was the safety switch on the old pump, which had shut down the compressor, preventing a condensate leak in the attic.

Upon investigation, we identified several potential sources of musty odors in the basement and first-floor bathroom. The sump pump, located in an open area adjacent to an exposed perimeter drainage pipe, was not functioning properly. Water placed in the sump pump area dissipated into the dirt instead of being pumped out. The sump pump and water softener share a 2-inch drainage line and vent, with the vent having a slight back pitch. The water softener was in bypass mode and showed no odors. Although the sump pump and water softener drainage did not produce noticeable odors, the exposed dirt and open area are potential contributors to the musty environment. We recommend contacting a waterproofing contractor to evaluate and seal the area, fix the sump pump, and inspect the perimeter drainage system.

I was called to investigate a power loss affecting the receptacles and ceiling lights in two specific areas. Additionally, I inspected and repaired a loose receptacle in the dining room and created an estimate for extending power to a newly installed shed. Upon examination, I discovered an old screw-in fuse in the fuse panel that had blown, affecting the bedroom lights and receptacles. I replaced the blown fuse with one located on top of the fuse panel. I also provided an estimate for replacing the fuse panel with a breaker panel. The loose receptacle in the dining room was secured by reattaching the box to the wall. Power was restored, and I verified the correct voltage.
