Upon arrival, I identified a water leak originating from a union on top of the electric water heater and the mixing valve. I tightened the union to stop the leak. The cold inlet gasket of the mixing valve was hard and brittle, breaking during cleaning. I removed the old gasket, installed a new one, reattached the union, and checked and tightened all remaining unions. After turning on the water, I inspected all connections for leaks. I set the thermostat to 140°F and verified the mixing valve was set to approximately 120°F. I installed a junction box above the water heater, ran liquid-tight conduit to it, pulled wire through the conduit, completed electrical connections, and applied power. I verified voltage and amperage, then installed all junction point covers.

I collaborated with the homeowner and the contractor to explore the possibility of replacing the existing shower and tub in the main floor bathrooms, along with upgrading the plumbing fixtures. Additionally, we provided quotes for replacing the affected drain section and the toilet, as further inspection revealed a 15-foot section of drain line with a back pitch, which was the root cause of the slow-draining toilet and failed fitting.

Upon arrival, we inspected the boiler's relief valve, which had started leaking water two days prior. This issue had arisen despite no prior leaks since our last visit two months ago. During our previous visit, we examined the water feeder and expansion tank, running the heat and hot water without detecting any pressure rise.
